Can you hold a place before I apply?
No homes can be held prior to approval. Our application does specify that an owner will not hold a home longer than 21 days without the income of rent. -
Do I pay first month’s rent and last month’s rent with my security deposit?
When your application has been approved, our leasing department will reach out with what is due prior to move in. Deposits are all based on credit and owner's approval. -
How old do you have to be to apply?
All applicants must be 18 years or older to apply for a rental property. -
Is the deposit refundable?
At the end of your lease term, we will conduct a thorough inspection of the property to assess its condition in comparison to the move-in inspection report. Any necessary deductions for damages beyond normal wear and tear, outstanding rent, or other agreed-upon charges will be itemized and deducted from the security deposit. -
Who needs a cosigner?
Prospective residents are welcome to apply with a cosigner. Typically, property owners seek a credit score of 650 or higher and require applicants to demonstrate an income ranging from 2.5 to 3 times the monthly rent. If your verification information falls near the threshold, we strongly advise considering a cosigner to strengthen your application. -
You have a property I want to rent. How do I apply?
You have the convenience of applying online by clicking the "Apply" button on any listed rental on our website. Alternatively, you can print an application from our website and drop it off in person at our Sparks office. If neither of these options suits you, feel free to visit our Sparks office where we have printed applications available. -
How do I pay rent?
Your initial move in costs will require certified funds (cashiers check or money order) Thereafter once residents have created their resident portal they have the opportunity to pay rent directly online. Residents also have the option to pay rent by bringing in a money order, cashier check, or personal check to our leasing department at our Sparks office or using a PayNearMe Cash PaySlip to pay at various locations. -
I want to get a pet. What do I do?
Please call our office 775-284-4401 to inquire about getting a pet, as all property owners have different requirements when it comes to pets. -
I want to move out, but my roommate wants to stay. What do I do?
Please reach out to our office at 775-284-4401 to discuss your specific situation. We recognize that circumstances vary, and we'll make every effort to assist you through the process. -
My lease expiration is coming and I want to move out. What do I do?
Please email us at martinrentals@dicksonrealty.com giving us written notice 30 days prior to your desired move out. If you have roommates please include everyone in the email and specify each person that will be moving out. -
Who is responsible for paying for repairs & maintenance requests?
Maintenance request invoices are dependent upon the cause of the issue. A field representative and a knowledgeable vendor will declare the cause of the issue and charge the responsible party.
